This policy applies when you list, rent, lease, sell or manage land, homes, commercial space or containers on Bildfie, and when you rent or buy through Bildfie. It is part of our Terms of Service.

1.Listing property

In shortList only property you own or may act for, with true details, real photos and the real price.
  • You must own the property or have the owner's written authority to list it. We may ask for proof, such as a title, lease or authority letter.
  • Give true details: type, size, location, price or rent, deposit, charges and condition. Use real, recent photos.
  • The exact address and map pin are shown publicly only if you choose; otherwise people see the town and area.
  • Do not list the same property more than once, or property that is no longer available.
  • Comply with planning, land and rental law where the property is.

2.Sales, leases and hire

In shortEach kind of deal has its own steps on Bildfie, with money held in escrow where shown.
  • Land and home sales: deposits and sale payments made through Bildfie are held in escrow and released under the steps agreed between buyer and seller. Buyers should carry out their own searches and legal checks before paying.
  • Land leases: the lease terms are agreed and signed on Bildfie.
  • Containers: buying or hiring a container is paid through escrow and released on delivery.
  • Signed agreements are sealed and cannot be changed after signing.

3.Renting and collecting rent

In shortTenants can pay rent into the landlord's wallet. Security deposits are held and returned under the agreement.
  • Landlords can collect rent through Bildfie. Tenants pay from their wallet or by M-Pesa; the rent, less the property-management commission, goes to the landlord's wallet.
  • Security deposits paid through Bildfie are held in escrow and released at move-in or returned at the end of the tenancy, under the agreement.
  • A unit can have only one current tenant. Landlords must keep tenant records accurate.
  • Notices to tenants sent through Bildfie are recorded with their date.

4.Fair housing and safety

In shortNo discrimination, no fake listings, no fees for viewing.
  • Do not refuse or treat people differently on grounds the law protects.
  • Never ask for "viewing fees" or money before a deal is agreed on Bildfie.
  • Viewings should take place at the property, ideally in daylight, and you may bring someone with you.

5.Problems

In shortReport suspicious listings. Payment disputes go through our disputes process.

Report listings that look false or ask for payment outside Bildfie. Disputes about money held in escrow are decided under the Disputes & Refunds Policy. Disputes about the property itself (ownership, boundaries, repairs) are between the parties and, where needed, the courts or the relevant authority.
